The Seven Steps to Buying a Home
The first step in the home buying process would be to browse Legacies Realty “featured listings” tab to look at the available homes in the greater Cincinnati or Columbus markets. You can save homes that interest you and get additional information by contacting one of our agents
The second step is to determine how much house you can afford. Many home buyers put down 20% of the value of the home and maintain a budget of no more than three to five times their annual household income. Use this affordability calculator as a general reference to see how much you could spend on a house. For a quick reference, use the mortgage calculator to determine your monthly payment.
The third step would be to get prequalified and prepared for a mortgage. Before you work with a Legacies Realty agent, you will need to know how much a lender is willing to loan. In order to get prequalified, you will need to meet with a lender and provide financial information such as income and investments. Refer to this list of Best Ohio Mortgage Lenders Of 2019 to find a lender that is willing to work with you. Once you find a lender to work with, your lender will review your information and tell you how much they’re willing to lend. This will give you a price range of homes to look for in your desired Columbus or Cincinnati market.
The fourth step would be working with a Legacies Realty agent. Using one of our agents is important in the home buying process. Our agents provide useful information about the home and local area that isn’t easily accessible. The best perk of using a Legacies Realty agent is it doesn’t cost you a dime! Agents are compensated from the commission paid by the seller unless negotiated otherwise in the contract.
The fifth step would be to shop for a home and make an offer! Once you’ve established your budget by meeting with a lender, one of our agents will assist you in visiting properties you are interested in. After finding your dream home it’s time to make an offer! Your Legacies Realty agent will help you negotiate a fair offer and work with the seller to reach an agreement on price. Many lenders will have the home appraised by a third party to make sure you are paying a fair price for the home.
The sixth step is to scheduled a home inspection. Although not required, it is highly recommended. Your agent will help you schedule the inspection after the seller excepts your offer. Having an offer contingent on an inspection protects you by giving both parties the chance to renegotiate if a problem were to arise. Both parties will receive a detailed report of the home inspectors findings. Before you close, you will have the opportunity to complete a walkthrough of the property to make sure the repairs were made as agreed.
The seventh and final step is the closing of the sale. At closing, you will sign all the necessary documents in order to complete the purchase of your new home! Once the paperwork is signed, it will take a couple of days to a week for everything to process. Once the seller receives the check, you are ready to move into your new home!
